The 12 month seasoning notion became common talk a couple of years ago when re-performing loan sales were a larger slice of the secondary market.  

I don't really look at the idea of landlording in some romantic notion.

But the notion of a buyers list is for REPEAT buyers, and repeat sellers aren't as common.

The very notion that a person is going to find and hire a GC to provide and do all of this without costs incurred on the investor is lunacy.

This whole notion that investors can't be agents is pretty silly IMO. 

.#3 Atrociously Expensive. is the one that draws the greatest ire, and I'm really not sure why since the entire BP boards existence is predicated on the notion of an industry that specializes in selling at a profit, or servicing for fees.

@John Rogers, i think your answer doubles down the notion of location as Andrea mentioned.

Just the notion that "major repairs" can somehow be considered a single category with an approximate price tag makes me scared for everyone who attended that seminar. 

This sort of puts to rest the notion that the one who does something for the sake of education in loan investing is truly benefiting "more" than they otherwise would if they do it themselves.  

The idea of starting with the A's emphasizes evaluating everything instead of starting with preconceived notions.
