I have a facebook group for wholesalers and we actually get free PropStream training sessions exclusively for our group where someone from PropStream actually shows you how to use all these features.

I clicked on a few and the days on market are over 2 months.I would post on apartments.com and Facebook Marketplace.

Go to military Facebook group.  

The ones in the Facebook groups seem to be scammers. 

I use Zillow and Facebook Market place.

Listing it “as is” with a $25k rehab concession can attract these buyers.Consider these options:List on investor-focused platforms like Roofstock or BiggerPockets or Facebook Marketplaces, where you’ll find buyers who appreciate tenant-occupied properties.Network with local investors or REI groups in your area to find someone looking for a turnkey rental with upside potential.Hire a real estate agent experienced in selling tenant-occupied properties, but adjust your pricing to cover commissions if needed.Make sure to highlight the stable tenants and ADU potential—those could be big selling points!

There are small communities in Texas where the 3 or 4 small brokerages in town just keep a list between themselves or have created a Facebook group among themselves to promote their listings.I have run across a few Brokers over the years that just worked with buyers in the purchase of HUD/VA foreclosures and were not Realtors and therefore not members of a Board/MLSHowever, in any MLS that I have been involved with if the Broker is a member of the MLS, all of their agents are also required to be members.

One last thing, you can join a group on Facebook, specifically for wholesalers (legal) and promote your business.
