For me I would not buy a property with zero or negative numbers. 

I had a good relationship with the listing agent and was able to structure a below value deal (beating out iBuyers and other investor offers).

At a 7.5-8.00 interest rate you may be able to break even on a dscr loan.

Congrats on landing a solid property which can be used as a springboard. 

I had a heart-to-heart with the contractor and made it clear what our expectations were and no more money (he was asking for a second payment of a three payment contract) would come his way. 

ETFs would be a better option if you use Margin.
