Other than lost rent, you have to consider the expenses (water, sewer, insurance etc) for those two months, as well as the higher risk of break-ins, vandalism, getting your HVAS unit stolen for the copper in it - however small that risk may be in that neighborhood, it is still there.

Since they fled, I'd bet the car was stolen. 

The problem I've had with getting any traction on check fraud or pressing charges against somebody using bad or stolen checks is a jurisdiction fingerpointing game from the police.  

Unobtrusively, of course :-)I also think leaving a lawn mower with a tenant is a bad idea, because it could get stolen or abused, and that will be an issue to deal with.So, how much would the lawn service cost?
