To each his own, but in general, if youre in it to win it, I'd say most of your deals at first have to be in the multifamily homes unless you find killer deals that are even better in the SFH segment in your area.

In our investment property, we actually looked for single family homes with large fenced back yards to cater to this segment as it was so difficult to find when we needed it, and we only charge a higher refundable security deposit, no pet fee and no pet rent.  

We've been solo for a long time but partnered recently because the partner brought experience we didn't have in a segment that was new to us.

I suspect that many of those investors just want out of the housing market and will invest in different segments. 

This arena will see much growth, however I do not plan to include the operational segment, rather will build and look for someone else who has the expertise to operate the facility.

Certain companies excel in their small niche markets and segments of cabins.Additionally, I would look at the company’s current inventory and determine the competition that would be competing directly with your cabin that would be under their management.

Just be sure video is "evidence" quality...very clear images, digitally zoomable, and easy to review, download or save segments, and print "snapshots".

The TV shows make it look way too easy in 30 min. segments. 

In a big segment of our portfolio, our tenants are generally working poor.

The problem is there is a segment of people on here who fabricate their data, and if you look into it you can see that some is egregious.
