I have a real estate license and a FL state roofing license, plus have plenty of contacts in property management and in different construction fields in South Florida - however, I am finding it difficult even with access to the MLS and using LoopNet to find any deals worth their salt from Monroe County up to Broward County.I'm lookin to buy and hold invest and prefer a tri or quad plex multi-family. 

I spent 30k to fix it up including a new roof, painting over strong smoke smell, and converted an office so it was a 5 br and slept in the new bedroom and rented out the other 4 to young professional women like myself.

Meanwhile below house landlord came to us saying that the water is leaking through her roof and she also mentioned it’s been happening since long timeand told that she will call cinnamon management and get it checked.

The damage done to roof with mounting and other insurance issues usually outweighs any positives.Sounds like they have a company exec or hired contractor to call on possible sites and see who they can get cheap rent from. 

And, the roof is 3 years old, plus the seller installed new furnaces, hot water heaters, and ac units as part of sale.

Risk assessment is roof and siding type and age. distance from a fire hydrant. crime rate of area , occupied type. ect.Insurance agent will give you a free quote

The roofing should looks like it will last a few more years; 8k.

Due to peaks in the roof, square footage is difficult to measure, but I believe it to be over 100 sq ft at areas with the ceiling over 7 feet.It is currently unconditioned space, so I was thinking of adding baseboard heaters. 

Can we do that here or does the roof ruin it?
