Developers have been wanting to develop there in the primo areas for a very long time since the 70's or even earlier and they are always restrained from the city. 

The only thing I would disagree with is going in cap rates are a sensitive subject for equity right now, so it must be taken into account.

I wouldn’t just ask about their credit score or any of the sensitive subjects, they probably don’t want to talk about it anyway and frankly I don’t want to have the conversation.

While it's true that people with big bucks are not in reality affected as much by a recession, I've found that they are even more sensitive to a bad economy in their minds....Hey who knows, we could bypass the whole recession thing..... ?
