Nobody can comment on what's equitable without knowing each partner's strengths & weaknesses and the specifics of the property being purchased but here's what I picked up on immediately: Why not form an LLC and have a partnership agreement?

I asked if I could pick my trust company, I got a flat no. 3 days later they sent me the trust company's info, the phone number for the totally real sounding name of "Lawyers Escrowsan" is the same as Judith Knott's.

I don't know how much siding is loose, but assuming we're talking about a few panels of vinyl, I could easily do everything on that list in one 8 hour day including picking up materials.
