I'm a novice investor who is researching areas in Pennsylvania to invest. 

Even then if the market turns during the reno a tight market can become a loss.Investing in real estate is high risk for the novice.

sorry to seem like a novice on this, im just looking into things to expand and get better.

I know of some in desreable area's with a price that would yield a positive cash flow if rented out but I'm worried they're are hidden obstacles a novice would not know about.

It all makes sense after I read it, but since I'm a novice, some of the things I wouldn't know until I try myself.

The novice seller or buyer are better off with a RE consultant that a commission based realtor.There are few who deserve to get paid their commission and then some more. 

What I mean is someone with about the same experience level as me (novice!)

I understand that what I do is creative real estate investing but I know that because I am a novice someone may know what works better.
