The kitchen cabinets,  bathroom cabinets, crown molding, baseboards, banisters, wainscoting, chair rails, built in book cases on each side of the hearth, closet doors (solid oak), bedroom doors (solid oak), window sills, overhead exposed beams, EVERYTHING - down to the spindles in decorative ornamental design, newel posts, even the attic access doors ha- all custom made for the house from solid oak.

The lease agreement our tenants sign is about 24 pages and the rental agreements you get at office supplies and form apartment associations is about 3 to 4 pages.I don't believe an attorney will ever create a decent lease agreement for a client because attorneys have some serious issues where regardless of how much you pay them they are not going to sit their butts in a chair for the several hours it really takes to create a rent or lease agreement.

Auction.com says the winner will receive a "Foreclosure Deed" at close and its "up to the buyer" to clear the title.Concern: In the HOA Lien document, a clause states "the said assessment due for the property is of a continuing nature and the stated as due and owing in the lean will increase and will continue to increase and accrue, plus interest charges, approved by the HOA board of directors, if non-payment continues".I'm aware there are maximum lawyer's fees, collection fees, interest, etc that can be charged to the buyer per AZ laws but I haven't read anywhere that there's a maximum HOA assessment delinquency that can be charged.

Of course Guru's and ARM chair Internet folks like us think its no problem but thats simply not the case.So in this instance the seller could just move to another closer  his current transaction just sits in limbo until the buyer and seller agree on EM resolution ..
