I am renovating a walk out single family home to have a separate legal unit in the walk-out basement. 

I am just getting started and only have a couple units at the moment.

From what I have noticed looking at the MLS, your money goes way further in Saskatoon because you can purchase properties with up to four units, whereas in the other two cities, I mostly see single-family homes with (maybe) a basement suite.

In our small corner of the market, ~1,000 units in Northwest Ohio, our rent increases are softening, but we are actually at our lowest level of late payments and evictions in over 2 years.

I'd just put them all in one LLCEx 2: 20 units, 2 single-family, 2 fourplexes, and a 10-unit apartment.

We have also flippped a dozen homes and BRRRRed 40 units.

Tenant in San Francisco discovered the in-law unit had fire code violations so sued landlord for $2 million.

Multi-family units (duplexes, triplexes) allow you to maximize rental income while maintaining some personal space.

Below are estimates of the housing shortage by different institutions:The National Association of Home Builders (NAHB) estimates a shortage of 1.5 million units (2021 data).Freddie Mac’s estimate is a 3.8 million unit shortfall (Q2 2020 data).A report commissioned by the National Association of Realtors (NAR) (2021 - Rosen Consulting Group) suggests a 5.5 million unit housing shortage.No matter which data source you choose, there is a massive shortage.
