I will probably use the VA loan again for another house, but just wanted to hear from people who may have been in my shoes so to speak on how I can maximize income for the next place if I PCS.I’ll probably hang onto the first home for as long as I can though the wife really wants to sell since she’s worried about the hidden costs that start happening as things age.

You want to find a property management company and manager that know they actual rental market and their focus is to maximize the rents, keep your property in great shape with the changing markets so if you ever need to liquidate, you’re not having to put tons of cash in to the property.

Especially with the brand new finishes you have a huge appeal to HGTV spoiled first time home buyers; with the right strategy you can often drive a little bidding war and maximize your return.

And meanwhile, the other side wants to minimize the goodwill portion and maximize the land/building if they're doing a 1031. 

Sounds like you've done pretty good for 26 so I would think whatever your business you should be able to double triple or more if you ficus on maximizing that right now.

Many things aren't covered that you thought may be.Home warranty businesses are in it to make money, which requires them to maximize income and minimize expenses.

I'm on a budget, so looking to maximize the use of all the free/cheap lead gen tactics (driving for dollars, county assessor, title company, wholesalers, etc). 

1 or 2 4-5 beds will have both higher ROI and maximize efficiency compared to 4 or 5 smaller ones!
