@Ian Tudor - Yes, I did factor in Repairs and Maintenance (Vacancies, Cap Ex, Property Management=$300 per month) - The owner says all of the units were redone and are in 'great' condition.- All are on own Septic and I believe well also(would need to re-verify)- So your saying because this is a smaller lot, the cap rate should be higher correct?
