I think the main reason a lot of these guys are going the HML route is because the lender doesn't like the FICOs they're seeing.Puking upon entering the house is often a sign you're walking into a winnner.Seeing a "cloud" of fleas hopping 6" off the floor is another, I used to see a lot of that in the late '80s early-'90s in Houston.Fresh sawdust and sheetrock dust from the chainsaw to the walls is good.A stack of "pink envelopes" from everyone from the power company to Columbia Records, to American Express means you've got a motivated seller.When the only furniture is a lawn chair and a couple of boards resting on concrete blocks, you've either entered someone's college dorm, or a divorced guy trying to hold on.

From my experience in Columbia, it greatly depends on the neighborhood you are trying to lease in.I was looking to get a lease sold back in November and actually had a few applicants who said they couldn't afford the $330 upfront for the rent, plus $330 for the deposit (total $660)So yes, there will be those types of tenants everywhere.

I flew from Erie to Columbia a week ago today and some lady is hacking up a lung across the aisle a row in front of me.On Monday I fly from Columbia to Los Angeles and numerous people on the airplane are coughing including a lady sitting two seats over.I don't think anyone had Coronavirus (but how the heck do I know?)

Based on my experience as an investor over the past 10 years, working with nearly 100 property managers in Austin, Dallas, San Antonio, Charlotte, Columbia, and other markets, I’ve come to the conclusion that most property managers who focus on the management of single family rental housing, for the reasons below, provide a poor quality of service.
