The point of having income 3X rent is so that tenants have enough money to pay for other living expenses (food, clothing, utilities, car, entertainment, etc.).

Start by replacing your expenses net of work costs (clothes,  lunches, rushed dinners, daycare, gas/vehicle w&t, travel, higher taxes, etc).
