Over years of the freeze/thaw cycle any imperfections in the foundation fill with water and then when it freezes the ice expands further weakening the imperfection until a crack forms.

Also found out that water bill is paid by landlord and it was HIGH, which would weaken this deal had I factor that in my sheet earlier...if they accept our offer, we are going to do a walk through, then inspections.Questions: What should we pay attention to at this stage and during walk through?

If your scenario worked where you were using the HELOC temporarily and paying it back in between deals, then it would make sense to consider it even if you are moving in several years.

However, there is a possibility we could move to my father's house temporarily for minimal rent too, which may give us more options.In my searches on Trulia (there may be better resources out there, just not sure which) I've been looking in the San Fernando Valley for SFR & MFR, but really all it turns up are Foreclosures & REOs.
