I think speculation is on the mend right now here.If you say housing affordability is going to shoot up if rates down come too much, you mean get even lower than they already are or get better than 40 year lows?

Stoves (electric) tend to last about 5 years so I allow about $100/year for a stove.2.

Get a washer, dryer, fridge, stove, cooking and eating utensils, plus whatever furniture and bedding you can get at an auction or garage sale. 

I've been remodeling kitchens for many years and even experts make serious mistakes when it comes to installing a kitchen and find out after cabinets are  installed that something is critically wrong in regards to locations and clearances.The most critical things to think about when remodeling a kitchen is when you need to make a choice in regards to whether or not you want to change the location for the refrigerator, stove, sink and windows.

At the very least, don't let the deal break down over mending some carpet.

I'd say we could do away with the inspections altogether, but I still have 2 landlords I work with that insist that their tenants don't need the heaters that they were required to provide and should just use the stove/oven for heat like they do. 

I have spare sinks, faucets, water heaters, stoves fridge, etc., so I can cover a major repair quickly by stopping my normal premaintenance costs.
