Maybe I'll be able to answer and fix it, I don't know but we'll have to see.Other bad news today was that one of our properties got broken into and supplies/materials I had inside were stolen, to the tune of $1,000 worth.

Having the house get broken into 2 days before staging and having the only section of plumbing that wasn't pex stolen and flood your finished basement.

Why turn to happy hour and use other vices as band-aids but rather share them with others so advice can be given and a weight can be lifted from your chest.My stories range from trying to appease all 8 heirs to a probate acquisition... to showing up in the early morning to a Buckhead rehab with the back door kicked in and all tools stolen... to having no contractors show up for a week due to a myriad of excuses... to finding a lien on the property due to a previous owner... to the joys of dealing with historic district supposed guidelines... to listing a property in 2016 and finding out 80% of the "cash offers" are from wholesalers and digging to figure out who is a real cash buyer.At the same time, the highs of listing and receiving a dozen cash offers within the first 48 hours is a rush that is hard to compare.

If the buyer knows he is not supposed to be in a house without an agent, which most seasoned investors do, then I bet they could be held liable.If you buy stolen merchandise, you can go to jail, even if you don't know it was stolen.

I guess last year someone stole electricity from this mobile home when it was unoccupied.Duke power is now saying that the owner of the land should pay for the stolen power ($1900 worth) before they allow the new tenant to have electricity?

Having break-in to WIFI is common business, wifi is not reliable, if I want I can always attack someone wifi and possibly make that key lock not working which at the end defeat the purpose and advertise how to attack certain lock in Tiktok (just similar to what happen to Kia/Hyundai where they're easy get stolen).4. in case we really really really need smart lock, use one that require less amount of energy and use protocol that's very local, like bluetooth or Zwave.
