I've started cold calling local hospitals and larger businesses trying to see if I can secure a contract to provide them with a place to house their traveling professionals so more to come on that. 

IE is it just effectively a secured parking lot that renters can come and go as they please with minimal oversight?

If the contingency was legally fulfilled by you, then there is a breach of contract.
