In theory I am approaching this as a wholesaler, because unless I find a situation that comes with financing in place (L/O, sub2, etc) I simply don't have the paperwork to impress a bank.

Sandwich L/O is where you lease option it from the seller and lease option it out to another buyer for more.A wrap is actually owning it (can be sub2) and giving a mortgage to someone without paying off the mortgage you have.
