I have an RV Park that is attached to one of the self storage facilities and that is one reason I like it so much is there is income coming in throughout the month.It would seem to me also by billing on the anniversary date would increase the speed of cash into the busienss, since you would be billing for a full month rent when a new unit is rented instead of prorating it.

I tweaked it with addendums for some things like no animals unless specifically approved by LL, no holes in the wall, use 3M attachments, no dishes, etc. can be placed on roof or attached to the building, etc. 

Depends on age, location, attached garage, etc. 

For example, if your resale is 5% lower but construction costs are 10% higher, your potential pre-tax profit would be a little under 7k (again, using the assumptions in your OP and my first post).Duration is also important to a project's profitability, but it's not part of the sensitivity analysis table attached in my first post.

Unfortunately, too many inspectors give less than complete reports since they don't want to sink the deal which may be passively encouraged by many agents who focus on commissions.It's a two-way street but I would be careful accepting sub-standardinspections since any negligence will (like it or not) have your name attached to it.
