It will give you some landlording experience, make you some money, and maybe most importantly create some momentum for you.

Also, I’m just getting started, so I don’t yet have the momentum to purchase multiple properties a year.

Yes the investment numbers need to work but it is also great to have the momentum around price appreciation meaning you may be able to reach a little bit further on purchase in order to reap the appreciation numbers later.

We landed someone right away but since then there hasn't been much activity and I want to keep the momentum going.

I would also be cautious ordering an appraisal after buying way below market and fixing up the property depending how many comps you have and how high those comps are selling and their time on market prior to entering contract (momentum of the market).
