. :-) Mike while I agree the practice of buying a listing by telling the owner a price way to high and hope they lower it goes on for sure.but many times to most times its the seller setting the too high price while the agent tells them OK we will try it.My wife runs into this often and with her best client ME  she tells me Jay your too high on price..
