In the future, I recommend no more than one verbal warning, then a written warning with a clear description of the penalty for failing to comply, then penalize or evict.

You've got a super nice description...detail that out with some more pictures of what's in the description if it doesn't make sense to take more pictures of bedrooms.   

Go through the BP podcast descriptions and look for all the ones that suit what your current interests are.

Are they able to view your listing at all such as description and photos?

Some of them are long, but they are descriptive and I've never gotten any negative feedback from them.

Here's the new description: Completely remodeled 3 bedroom 1 bath home on an enormous 0.34 acre lot in Hayden.

Create a change order on the project that you both sign (description of work, costs associated and any drawings/plans attached) and there are no questions later.

Or maybe you just wanted to geographically diversify your portfolio? 

@Heidi Kenefick In addition to what everyone else mentioned about the photos you might try beefing up the description, when I go to your listing all I see (besides the pics and standard info Zillow provides) is "No cats allowed".
