By the CPI the Consumer Price Index. it is a measure of how much stuff out of a basket of "traditional goods" can a 100$ buy.

I get that being a buyer’s agent is time consuming and can at times not fruitful. 

It was a lot of work, but fruitful.

I wouldn't be throwing all my eggs in one basket with this option I feel, because I would one buy 1 house to start, and hold back some of my original $50,000 for future bigger opportunities.Option 4 - Open to other suggestions!

Maybe create a stronger sense of community with meals during holidays, birthday gifts (ie: gift baskets, $50 off next rent)...

It's either work at their business until they get carried out feet first or sell now and enjoy the fruits of what they've spent the last 30+ years building.I recently talked to a specialty hardware distributor who just turned 85.

I believe I am going to try and find an attorney write a letter for a one time couple hundred bucks fee and see what fruit that produces before going the large retainer route.

The other tidbits, make sure the relationship will be fruitful for both parties on a win/win, and make sure that the the expectations are set up from on both ends. 

When the market is good everyone is chasing the low/mid hanging fruit.
