All my deals start with expressed interest in the business or property, then I ask why are they selling, how's business been, and slowly you dig into the art of making a good deal, a price range, a price, downpayment amount, if any, then ask about training (yes ask, if they set no, you say no problem), etc, etc.

I think finding your self a mentor is a great idea but be creative about how you do it, put your self out there and show them how they can benefit with you on their team, express what type of skill you have, maybe that something there lacking in also be willing to get your hand dirty and help any way that you can.
