You might be able to file a petition for order for spousal distribution, or a summary probate or a formal probate.Without examining title, death cert and specific facts and circumstances, it's pretty tough to give specific advise.

I would go above the basic office staff and speak with the examiner/underwriter.Additionally, you can initiate a claim through the underwriter of the policy. 

The major item that you can look for as you’re also examining these smaller items is the condition of the foundation.

You have to travel to your investment focus area in Nevada (Reno or Las Vegas) for your LLC's REI business reasons anyway -- to learn the investing climate and market there (I would urge you to attend the local REI associations and/or clubs for your investment focus area(s)), to build your local power team, to learn the neighborhoods, examine potential 'next investment' properties, and conduct your due diligence on any property you intend to purchase.

then an underwriter examines all the searches and looks for defects if property is clean title insurance policy is produced which is called a commitment .

In those cases, bidding requires the same level of due diligence (and title examination) as bidding on the courthouse steps.
