And I believe that vacation rental owners should be required to meet all the regulations placed upon the hotel industry (with a goal of reducing them upon everybody) so that no individual or business is advantaged over its competitors at a governmental level.Within those parameters, individual property owners should be able to exercise their property rights, and free-market capitalism should be allowed to do its magic by determining the supply and demand value of rental properties.  

The real question is why wouldn't you charge back expenses to tenants if the competitors are doing it?

Especially when the $/sq ft on comps in Durham will be significantly higher than its competitor in Raleigh.

I think you will find the homeowners lenders to be your biggest competitor.
