Only thing I can think of is if you can use security deposits there to offset eviction costs...then maybe collect the most you lawfully can in security deposit AND collect your 12 months prepaid.

I am sure she plans to tell anybody she can in the building about me.  

@Dennis Kwon   One way to learn as much as you can in a short amount of time is go to a conference---2 or 3 days of non-stop information....Brad Sumrok's Race to Retirement, Best Ever Conference, Michael Blanks Bootcamp, Rod Khleif bootcamp and I am sure there are many other good ones. 

In hindsight, I wish I had never invested in literally any of my rental properties (I owned in other states, too) and I would have a pretty big fat bank account.  

I want to get to know as many investors/agents/lenders as I can in this market!  

Would love to offer any assistance I can in helping you find some good ones.

Would it be better to just move to find the cheapest rent I can in the area and save the difference for a larger downpayment next year?
