@David PaiIt's a good point about making sure it's clear who losses their EMD and under what circumstances, it should spell out in the amendment you make what happens in both a seller default and a buyer default.

Trying to continue to enforce outdated rules CAN become a serious liability for the HOA.The Docs do typically state in clear terms what is required to amend or modify the various Docs.
