@Nick Colamarino you are right I am reacting to bad luck.

This is a relief to me since I had already booked spray foam installation for this week (Wednesday), giving me just one day to react and correct any failures.

This may be a reach on the west coast (I'm a California native) so you might consider out of state investing.

I'm a Bay Area native with a family of four.

I'm looking to invest in Michigan right now as an out of state investor even though I am a born and raised West Michigan native.

Most cities have been very slow to react to short term rentals, and alot are now passing laws that severely restrict them, I know my city just passed very restrictive laws on short term rentals and has started to enforce them.  

If the market crashes I suspect both areas will react in similar manner which may not be as critical in the better cash flow locales.

I enjoy my work as it has taught me discipline, reacting properly to rejection, and flat out work ethic that would rival the Spartans but as of late have found myself distracted by the idea of long term planning and using Real Estate as a means to get there. 

:)  I'm not terribly familiar with Denver but we normally eat at Watercourse or Native Foods... both vegan restaurants with (what I think is) wonderful food (not just salad).
