When the state built one to connect Minneapolis and St Paul, the argument to get it passed was that it would encourage renovation as people would be begging to live along the line.

I am looking at buying an off market 4-Plex in a B neighborhood in South Minneapolis and in B condition.

Whoever is lending private money out there is banking hard.Some other markets to consider are Atlanta, Philadelphia and I've heard a bit about Minnesota (Minneapolis/St Paul).

I have a BSME from the UofM, Minneapolis, and have my Professional Project Management (PMP) certification. 

In Minneapolis market I see people getting into buy&holds at 4caps, regular single family or small multi and there happy at 4 caps based on best case self managing numbers, no contingency or reserves.....

To this point the real estate market has not been effected in the Minneapolis/St.

Rents going lower and vacancy up in Minneapolis.
