I know a few who bought like this but in under 5 years time transferred out to passive commercial as they simply did not have time to keep track of it as their practice grew.

One has 8 units with this strategy in under 3 years. 

They both left in under 3 days.... 

We have been inundated with interest but that hasn't resulted in a qualified tenant. 

Some pops up on the ol' MLS and she can tell me about the area in 30 seconds, drive by the property in a day, and usually get inside in under 3 days.

I've received in under 24 hours 3 inquiries and requests to view the property.

To be fair, I also know many investors who got out of real estate in under ten years.

Or you can claim you don’t understand any of it or don’t have the time to manage it or the knowledge or the ability to learn (you can learn in under an hour how to pick high performing funds with low expense ratios).

Finding, creating and closing another deal of 30+ units to cashflow $100/door and we would hit that 5k a month in under 2 years.
