The only time that is a bad time to flip is when you purchase too high to be able to sell at a profit.IF you know how to find the deals, then you can fix and flip, or even sell to a fixer/flipper who can also make a profit when they sell.Everyone can make money IF no one is too greedy.

If they still want to build a deck and fence they will discuss it with the new PM and you will find out, otherwise it comes off as greedy to contact them about it directly.I have had contact with the tenants in my house, I actually found them first then my PM, but I made it very clear from the start that we would be using a PM for their protection and mine (I live out of state) and that everything needed to go through the PM.

Offering a decent return and equity stake for bringing the dough to get your next deal done is far better than watching your competition or a Yogurt shop go up across the street because you were too scared/greedy (in a polite way) to concede a bit of your profit to get the deal across the finish line.I also have access to a few dozen Equity investors that may be interested in your deal if you have exhausted all other avenues in your own circle of influence.Keep us all posted of your progress.
