So, I accepted modest appreciation (doesn't really look that modest since about 2020, honestly), and enjoyed a steady income. 

I hear this from some of my STR tenants.  99% of my tenants are contractors. 

This PM LLC doesn’t hold any assets and it’s doing all the interfacing with the public, vendors, contractors, tenants, etc.

Most contractors aren't going to want to do a small roof job like that (and you don't want to see their quote either).

Another  was making a contractor leave while he was trying to make a repair to name a few.Here we need to serve 10 day notice explaining lease violations. 

We actually enjoyed the experience (shout out to Johnny Reno and the Sax Maniacs), but it was just a bar, just a meal, just a new music group; not your house; so, your level of disappointment was immensely greater than ours.  

Had a bad experience recently with a contractor.

So enjoy it and be persistent, and patient.
