I am looking to change the siding of an existing home, and would like a visual representation prior to making expensive decisions on what finishes to go with.  

In that same vein of under-appreciated assets, our Arts scene, both performing and visual, is incredible. 

I have over 100 goals, both big and small.  100 properties is a fun goal, it is a bigger goal than I first set and it is easily visualized for exactly what it is.

@Steve Wilcox Very well said, I don't market at all to investor looking to flip, mostly because I understand that they are trying to generate the most bang for there buck, I will however offer advice and even try to get them over to one of my own remodels so that they can get a visual for what it's like to take a house down to the bare studs or even see the foundation form work be done.

Cheap infill with pink brick facades and peaked roofs are a visual plague in our historic neighborhood of flat roofs and ornate cornices.

How much does the visual condition of the house affect the lender's appraisal?

It is hard to visualize the original but given you had to go to a 3 bedroom from a 4 bedroom it really must have been a mess.I do agree with @Robert Whitfield that as a buyer I would have liked to have seen more cabinet space in the kitchen or dining area.
