Would love to hear how much these inspections are costing and who people are using.

There is friendly cities to such, people flocking there because it's where people want to live.

People like new homes- It is easier for me to identify with which homes will be more marketable in the future yearsCons- Cash flow usually isn't as good (which is ok with me, because it is always an equity play for us).  

I've seen where people add so many loan extensions with optional payment.Say 1k gives you a 1 or 2 year extension and this can be done 4 or so times.This agreement could be changed so many ways to make it work.You could offer a higher interest rate after 7 years to extend to 15 years.

While I don't have any horror stories, per se, I have heard of people having a tenant for a year then causing $20k in damages upon move out, while skipping town to not be found again (this was a CA buyer buying from a turnkey operator in AL).  

I always recommend people to not buy cool properties but buy properties that make money until you get to the point that you are wealthy then you can buy cool properties.

Not the best sign when 2 people jumping in on the forums to vouch for them have no prior posts.

A host with a lot of properties always needs people on call to put out fires, deliver random items etc so maybe you can help with that. 

Also, more people seem to be choosing trade schools over traditional colleges.

The city really screwed a lot of people with it's zoning and drainage.
