Ok, so I've been debating this all day and I need some help from the community.I have a married couple who want to rent one of my units and they seem very nice, but they have a checkered past with Credit.Here is the scenario:- Apartment for Rent $1500 / Mo- 3 Bed / 1 BA- No kids, no pets, non-smokers- Class B Property- On market for 2 weeks, multiple showings with only 1 applicant (husband/wife)- Wife has superb credit, 800 FICO, no outstanding debt/loans, Income $70K- Husband has good Income $90K, but credit is an issue.

Im not knockin absentees but its a game thats been played out and most owners, will tell you i get these letters every week....I dont feel the competitive stress, because most of the time im not competing against anyone but myself, and the fight is me sealing the deal....What im saying may sound like jibberish to you now, but it will sink in and you'll find yourself in a pocket of your own....All this analytical thinking is a time waster, just get out there and find out how to go against the competition.

A good vendor will help you get the proper camera for each location...they have various focal lengths, day/night capabilities, license plate readers, and analytics (that can automatically send you an email when an area is entered during a specified period, such as late night, great for catching trespassers) that are pretty easy to configure for common needs.They do not come cheap, but OTOH they give you eyes 24/7/365 and are generally very low maintenance.

w/today's tech, you can easily qualify/quantify the effectiveness of your medium by use of link tracking / web analytics and ph# tracking ... that's the only way you'll truly know which medium is working best for you or at least how effective they are for people getting back to you.btw, i say menu items (i.e., restaurants - if ppl want to know nutritional data, origin, price, reviews, etc.) or products (i.e., similar to restaurants if you're at a grocery/food place OR for mfr data, reviews, coupons, rebates, price check, etc.)... note that above mentioned uses are typically where you're not in a car or getting a single letter/post card that you're reading (and you have to pull out your phone just to scan the qr code vs. typing in a url or ph# just to call/get more info).

I know a lot of brokerages use Black Knight, Corelogic, Attom, and a couple other data providers for property information, listings, safety, weather, AVMs, other property financials, and analytics around predictors for mortgage rates, risk assessments, etc.
