There is an amazing amount of articles and forum threads on the subject of property management (interviewing, selecting, transitioning, self managing, etc.) with a lot of controversy or pro and cons on the subject of PM vs Self Manage (like this recent article why-you-dont-want-to-be-a-landlord). 

I’m sure the deal won’t go as smoothe as just dealing with home owner.

You should know how to get it either way.Juggling lenders and partners does not mix well with a vigorous nap schedule at all so I transitioned more to keeping my deals in house.Depends on your goals and resources. 

This is my first lease so hopefully it'll go smooth this time, and I'll learn for the next one.

1 Question-  Did everything go smoothly with repairs/ contractors  since it was your 1st rehab?  

Whenever you are buying a property out of state you should do a few things to ensure it's as smooth as possible.

I have a lot of information I am trying to get about this property to make sure I have a smooth transition.Also, how are you receiving the rents?
