We have started the inspection process, and prior to the main inspector coming in, I've already noticed several more cosmetic issues (cabinets have way more wear and tear), deck needs to be repainted and has safety issues, areas where drywall repair is really obvious. 

We removed the popcorn ceiling, replaced Cabinets, flooring, baseboards, repainted, replace light fixtures, replace all the outlets, etc.What was the outcome?

Lessee is responsible to change/ clean the furnace & AC filters every 6 months to ensure proper operation of the HVAC system..Painting without the express permission of the management will incur a $1000.00 repainting charge..

I repainted the exterior, replaced a broken dishwasher, spent about $9,000 total that year.

Re-painted interior and exterior of house, replaced carpets, updated fixtures, new garage door What was the outcome?

I may repaint, re-caulk in the kitchen and bath, and do any repairs that are needed at this time. 

I’ll install LVP myself throughou and the repaint.

I have american modern on a few rentals and had one hail claim, roof and some repainting.

We spent ~$5500 to repaint most of the house, patch walls, replace damaged blinds, have the carpet cleaned twice to remove stains, and have the house cleaned again.

The property managers said they wouldn’t charge the tenants for this because they said the house would need to be repainted anyway.
