You have 2 issues: 1) AB1482 does not allow substantial lease modifications.  

All options must result in an immediate quit claim deed.I have come up with the following possible scenarios.Option 1: Somehow convince the bank to do a loan modification to remove her former partner from the mortgage (with his permission) by agreeing to a 1% interest rate increase.

We've improved the functionality of this modification.

I allow them to make modifications but don't pay for them myself.

I think given we are long distance investors we would probably want something that does not require much modification.

It can also be a glass half full scenario depending on your desired exit, a longer FC timeline means more time to complete a better loan modification.

I think sometimes a few modifications are needed for the specifics you need to track:)
