I'm basically the person who wears every hat for now and so far I'm leveraging technologies and vendors to run our business.

So, int hat way I DO think it's very important for forecasting, to help people to counter weigh the "news-4-profit" masses, who care nothing of accuracy and will say anything that drives views to drive revenue, which most often is negativity messaging, FEAR, selling FEAR.

@Matthew Stallone the biggest things hat I look at is job growth, job creation in that area, and industries that prop up that area.

Additionally, Red Hat (headquartered in Raleigh) and Citrix are both major employers in the area.

and with hat % can can we figure out cost per share?

Also I like tenants that wear multiple hats such as a construction worker that does mechanics as a side gig.

And even if the condo allows it now, they could change their mind at the drop of a hat and you can't do anything about it.

Yes, the biggest thing holding me back from getting my contractor's license is that it's just another hat to wear, on top of my realtor hat.
