The top of the contract does have a statement signed by the Treasurer's Office similar to warranty deeds I've seen certifying they have examined all records and there are no liens, titles held by the state or other individuals, and that the taxes have been paid for the previous 5 years. 

Wages are still at a nation low and no one can afford the prices that inflate with the hype of Arizona  Massive competition and very low if any returns, this is current as of July 2019 according to local REI group, stats and trends.

My stats shows you will start getting 'good' responses from your 3rd mailer but you can expect some calls on your first 2 mailers but the game starts when you send your 3rd batch.

I retook the whole exam in PA after 12 months and got like 98% on National and 85% on PA questions with less than 2 hours of studying.
