Here's their formula, which is similar to what other real estate "guru" seminars employ as well:1) Establish that Real Estate Investing is by far the best way to earn a lot of money ("most millionaires in US", Warren Buffett mentioned and shown repeatedly, etc);2) Admit that there are alternatives, but they are more expensive and harder, such as fast-food franchises;3) Remind everyone how government is bad, and how bad Wall Street banks are, that attendees must take their fate into their own hands;4) Remind all attendees about the existence of their 401K's, as well as the fact that credit (cards) are good, and debt can be good, and how they should use all of that to their advantage in RE investing;5) Make everyone feel good about themselves and stop making excuses;6) Make everyone hopeful and feel that they, too, can achieve all of their dreams;7) Display several PPT slides that show dozens of topics, subjects and items that are part of the Real Estate Investing, how actually complex and cumbersome the process is;8) Remind everyone that to be successful you need a coach, someone to hold you by the hand, someone to give you checklists & Standard Operating Procedures (SOP), what is in the end The System;9) You need to invest into yourself, you can't put a price tag on that.

Or the Seller has 65 family photos on the wall and their life's collection of collected trinkets displayed all over the place and decides to leave them there as they for some reason believe Buyers will find them just as interesting as they do.IMO, the biggest disavantage for the standard Seller is not the hypothetical 1-2 bad comps in the area, it is that they deal from more of a heightened emotional state in selling their home than an investor who deals with it as a biz decision.
