DLP Housing fund and DLP Building communities fund = They are suppose to be really tax efficient but I am considering using the solo 401k as an investment vehicle. 

I have one building with decorative fireplaces and we capped those so they can't use them.

I can build a 1,000 sq ft cabin including land  and holding costs for about 350k or so and the cabin will appraise out for about 500k to 525k and will produce gross rents in year 2 between 50k to 60k.

Your biggest problems here are going to be how to properly qualify someone, what to do if someone stops paying, footing the bill if you have a big repair item, finding quality and reasonable vendors/contractors to fix things, and keeping track of payments.If this isn't you, give me some more context of where you're at and I can give some better insights. 

The big apartment buildings are going almost $2k for a 1 bedroom with all the bell sand whistles.  

We are local contractors in the area looking to get our feet wet in the real estate investing waters.

Primarily, my work has been in small commercial retail buildings (new construction and tenant improvements) with some work in single and multi family projects. 

Make sure it's dated and have your agent take a picture of it on the door.Then have your agent hire a locksmith to be at the property on the stated date with any necessary contractor.

Also, beware that building in a location like that can be a very long process depending on where you're talking about.
