We've had our primary residence for a year and having our own space (finally) has been a breath of fresh air.

I'll be in real estate till my last breath, maybe not actually flipping but maybe a hard money lender or something like that.

Heating and plumbing are not the same trade and you need someone that eats and breathes heating.Ask other landlords around town to see who they use for hot water heating.

Since I'm relatively new to landlording (< 2 years), this gives me some breathing room when they ask questions.

Hate breathing in that stuff.Spent $700 replacing broken windows only to replace all of them.Trying to salvage trim then buying all new after spending lots of time cleaning and painting it with worker cutting and fitting it.Personally need lots of margin to cushion my screw ups.

Take some deep breaths and keep on trucking. 

Just don't hold your breath waiting on payment as it's more of an exercise in futility.
