But, I think I might opt to put in a pantry at the end of the partition, and then maybe just have a cut-out so the fire could be seen from both sides, but you could still get some pantry storage in that same wall and maybe some storage above, if possible.

@Barry SugarmanI personally would not go that low unless you need it.You will always have those dilemmas in this business, there should be a cut off point.You can always rent a 3/2 house around Towson for around 1400 anyway ( assuming good condition)They are not the only good tenants available, and you will have the property management fees once they leave anyway, so sooner or later you will pay them, only thing you are doing is delaying while loosing $200-$300 a month.I would just negotiate and see what they can afford and also start advertising.
