You will most likely be dealing with people that have cash/credit problems so it's hard to find someone who will just agree to your terms without altering them somewhat.

At that time the exchangor who has sold the 1.4 then "buys" the new property from the eat and that is how the sell-buy structure is maintained on the 1031 but still allowing the exchangor to lock up the new property ahead of time.Simply going into an extended contract on the new property that is contingent on the sale of the 1.4 does not alter the 1031 structure.

It is against Federal Law(Yes it is) to make any repairs or alter a HUD property in any way prior to closing

HUD forbids and it actually is a federal crime to alter a HUD property prior to closing-Do I ever do an inspection on a HUD ? 

I would have to alter the layout some.

Then the IRA can be transferred into self-directed IRA and be invested in alteration assets.

To add to the above comments.The banks have their contract addendum, and they expect to have that signed without any alterations.
