@Steve Babiak  Steve that's a fantastic questions I am going to ask my regulator that one.although I might think the fact that they have a loan on the property changes it some what..not just a contract to purchase like a typical wholesaler.. but again great question.and of course foreclosures by law have to advertised in the paper so maybe its just an extension of those statutory requirements that they can hang thiere hat on..

Hello to everyone out there, im having trouble in regards to where i should start at in Real Estate, Couple Years ago i got into one of the Top Real Estate Investing Company's in the Country, along the way i had issues with Landing a Job which also meant i had issues getting started with them, paying a fee and what not, which didn't really cost that much but still. i took a couple classes and saw what i wanted to get myself into, there after as time passed around this time last year i wrapped up my 2nd stint in going to school for something else, so i basically was trying to juggle multiple career paths.

There are investors on smaller properties who do work their appraiser, I know most all in my area, but we also know what we can say and what not to say, this being your first deal I suggest you not get involved.

other than that just from my own personal thoughts and whatnot, I tend to see people want to just jump into commercial investing regardless of the assets, and want to do it all themselves, which is fantastic, and I'd never tell anyone to not do that, but if you are after getting out of the trading time for money game, you are still talking about having to learn and invest a ton of time into this new venture.
