I think you are in a similar area to me in WI, not in a larger competitive city where stuff screams off the shelves.We found a regional lender in our area where they do BOTH the 30 year fixed stuff AND 'Commercial Blanket Portfolio Loans' for loans down to about 50K.

@Carly M. one option is to have just her sign the lease, then present her with a separate visitor addendum.

Then again if it's a screaming deal then all of these estimates could be much lower.

My STR is streaky and is completely dead two months out of the year with no visitors.

It doesn't exactly scream stability or great leadership if there's such high turnover in those departments. 

The Section 8 investigator will process the taking away of section 8 from tenants that the COPS team can document through calls for service and field interview cards that the unwanted subjects are coming to visit or hang out and are involved in the unwanted crime.You and the COPS team can also build relationships with the great tenants who only want to have a nice, clean and crime free place to live.

I also have a personal SIN that I got long time ago as a visitor in the USA.

Assuming that you have included all of your costs (land+build+holding+sale) in your numbers, $30-40K is not a screaming deal, but may be do able.  

The current lease does not mention anything about visitors staying longer than 14 days.

At the showing, in speaking to the visitors, asked them what else they looked at, and how does mine compare.
